Townhomes and condos are a different market. Over the same 12 months, townhomes had a median sale price of $587,400 on 12 sales (vs. $555,000 on 7 a year earlier); only 1 condo sold, too few for a reliable median. With small numbers, one or two sales can swing the median a lot. Call me for a price on a specific townhome or condo.
Why not use the 28208 numbers? 28208 covers Enderly Park plus other neighborhoods. Its single-family median for the same 12 months was $312,000 on 287 sales. Enderly Park’s was $492,000, about 58% higher. If you price a home here off ZIP-wide numbers, you will be off.
