I will tell you what I see in the market, what a listing does not say and where a home’s condition or location may affect future resale. You make the decision. My job is to make sure it is an informed one.
Approval amount, monthly payment, cash to close and future ownership costs are not the same thing.
We separate must-haves from preferences so the search stays focused when the right home appears.

Due Diligence Is Not A Small Detail
North Carolina’s standard resale contract can surprise buyers who have purchased in other states. Before you sign, you need to understand the money, dates and decisions in your specific offer.
I help you plan the investigation period around the home, the competition and the risk you are comfortable accepting. I also keep the deadlines visible so inspections, financing, appraisal and other questions are addressed promptly.
General education only. Your contract controls, and your closing attorney and lender provide legal and financial advice.
A negotiated amount, if any, paid to the seller for the buyer’s contractual right to terminate during the due diligence period. It is generally not refundable and is credited at closing.
A separate negotiated deposit held in escrow. Its return can depend on whether and when the contract is terminated.
The negotiated window for inspections, financing, appraisal, title review and other investigation before the contractual termination deadline.
Inspection findings do not automatically require the seller to make repairs. We decide what matters and how to approach the conversation.

Resale And Long-Term Fit
Even if you plan to stay, access, lot characteristics, layout, nearby development and buyer preferences can matter when it is eventually time to sell.
The Whole Offer
The highest price is not always the winning offer. We consider timing, deposits, financing strength, requested terms and the seller’s priorities without taking unnecessary risk.
