Before we tour

Start With The Decisions That Matter

A successful home search starts before the first showing. We talk through what you can comfortably spend, how you want to live, the locations that make sense for your routine and the tradeoffs you are willing to make.

I will tell you what I see in the market, what a listing does not say and where a home’s condition or location may affect future resale. You make the decision. My job is to make sure it is an informed one.

Your real comfort number
Approval amount, monthly payment, cash to close and future ownership costs are not the same thing.
Your priorities and tradeoffs
We separate must-haves from preferences so the search stays focused when the right home appears.
Your timing and leverage
We plan around your lease, current home, financing and the pace of the local market.

The buying plan

You will always know what we are doing, what comes next and which decisions belong to you.

01 / PREPARE

Budget And Financing

Choose a lender, compare loan options and establish a payment and cash-to-close range that works in real life.

02 / SEARCH

Homes And Locations

Set an accurate MLS search, explore Charlotte communities and tour only the homes that deserve your time.

03 / EVALUATE

Condition And Value

Look past staging and finishes to compare condition, lot, location, updates, disclosures and recent sales.

04 / ACT

Offer Through Closing

Structure the offer, manage due diligence, inspections, appraisal, financing, attorney work and final walkthrough.

North Carolina buyers

Due Diligence Is Not A Small Detail

North Carolina’s standard resale contract can surprise buyers who have purchased in other states. Before you sign, you need to understand the money, dates and decisions in your specific offer.

I help you plan the investigation period around the home, the competition and the risk you are comfortable accepting. I also keep the deadlines visible so inspections, financing, appraisal and other questions are addressed promptly.

General education only. Your contract controls, and your closing attorney and lender provide legal and financial advice.

Due diligence fee
A negotiated amount, if any, paid to the seller for the buyer’s contractual right to terminate during the due diligence period. It is generally not refundable and is credited at closing.
Earnest money deposit
A separate negotiated deposit held in escrow. Its return can depend on whether and when the contract is terminated.
Due diligence period
The negotiated window for inspections, financing, appraisal, title review and other investigation before the contractual termination deadline.
Repair discussions
Inspection findings do not automatically require the seller to make repairs. We decide what matters and how to approach the conversation.

How I Help You Evaluate A Home

Condition, Not Cosmetics

Fresh paint can photograph beautifully. We also look at the roof, HVAC, windows, water management, crawl space, visible maintenance and the questions an inspector should answer.

Value In Its Micro-Market

Charlotte is a collection of smaller markets. I compare the home with the properties buyers are actually choosing between, not just a broad city average.

Resale And Long-Term Fit

Even if you plan to stay, access, lot characteristics, layout, nearby development and buyer preferences can matter when it is eventually time to sell.

The Whole Offer

The highest price is not always the winning offer. We consider timing, deposits, financing strength, requested terms and the seller’s priorities without taking unnecessary risk.
