I had worked with Jennifer for years, as she had owned her Stonehaven home for a long time and eventually turned it into a rental property. While the property had wonderful features — including a backyard pool — buyers at this price point expect near-perfect presentation.

To make sure we stood out, I helped Jennifer prepare the home to shine. She invested in fresh paint, minor repairs, and professional staging. I hired professional photographers and videographers to capture stunning images, lifestyle shots, and aerial views of the backyard oasis. Then I launched an aggressive marketing campaign: targeted ads on Facebook, Instagram, and Google; engaging video reels and shorts; and mailers to neighbors to encourage word-of-mouth — which ultimately connected us to the eventual buyers. I also hosted multiple open houses, attracting 5–6 groups each time, and coordinated 16 private showings — far above the neighborhood average of five.

Within just 14 days on the market — compared to the 47-day average — I received an initial offer of $750,000, which was $25,000 below list. Through strong negotiations, I raised that to $770,000, just $5,000 under asking. During this negotiation, I also secured a reduced buyer’s agent commission of 2.5% instead of the standard 3%, which saved Jennifer approximately $3,850 right at the contract stage.

When inspections uncovered roughly $20,000 worth of needed repairs, I leaned on my trusted contractor network to get the work done beautifully for a fraction of that cost, ultimately limiting her repair expense to just $5,000 — another significant savings.

In the end, the home sold for 99% of list price, in less than a third of the average market time, and Jennifer was able to move forward knowing she had achieved both of her goals: the highest price possible and a fast, smooth sale.
