East Charlotte vs West Charlotte: Which Side Gets You More House Under $400K?

By Maureen Mahood

Short answer: West Charlotte (28214) is cheaper, with a $365,000 median sale price compared with $385,900 in East Charlotte (28215). Both sides sell at the same $200 per square foot, so the gap comes from bigger homes on the east side, not a pricier location. East Charlotte has about 50% more homes selling, so you’ll have more to choose from.

If you want the lowest price and easy access to the airport and the river, lean West. If you want more homes to choose from and to live near a lot of restaurants and new investment, lean East.

When people say “East Charlotte,” they usually picture Plaza Midwood and NoDa. That’s ZIP code 28205, where the median sale price is $537,000. If that’s over your budget, I wrote about what you can still find in 28205 under $500K. Keep driving east to 28215, or flip over to 28214 on the west side, and you’re under $400,000. Both are still inside Charlotte.

Price: West Charlotte is about $21,000 less

Over the last 12 months, the median sale price was $385,900 in 28215 and $365,000 in 28214. That’s about $21,000 less on the west side. Both are well under the $425,000 median for the whole city.

Winner on price: West.

The surprise: same price per square foot

Both sides sell at $200 per square foot. So the $21,000 gap isn’t because one side is worth more per foot. The homes selling on the east side just tend to be a little bigger. You’re not paying extra for the location. You’re paying for more house.

Tie. Pick the house size you need, not the side of town.

More homes to choose from on the East side

967 homes sold in 28215 over the last year, compared with 643 in 28214. That’s about 50% more sales on the east side. More sales means more homes coming up, more styles and more price points. If you’re picky or you have a must-have list, that matters. For more east side options, see my list of East Charlotte hidden gems under $500K.

Winner on choices: East.

Buyers have room to negotiate on both sides

A year ago, both ZIP codes had less than three months of homes for sale. Now it’s 3.5 months in 28215 and 3.7 in 28214. Homes are selling for about 97.7% of their original list price. On a $385,000 house, that’s close to $9,000 off.

It takes about nine showings to get a home under contract on both sides. But each listing is getting fewer showings than last year, about four and a half now, down from more than five. Fewer buyers walking through each house means less competition for you. West side homes sell a little faster, 26 days versus 29, but that’s only a few days.

Tie. Buyers have leverage on both sides of Charlotte right now.

Taxes and schools

Both ZIP codes are in Mecklenburg County, and most homes on both sides are inside Charlotte city limits, so the property tax rate is the same. A few pockets near the edges can be different, so always check the exact address.

Both sides are served by Charlotte-Mecklenburg Schools, and schools are assigned by address, not ZIP code. Look up the exact address on the CMS school locator before you write an offer.

Tie. It comes down to the house, not the side of town.

Getting around

West Charlotte (28214) includes areas like Pawtuckett, Coulwood and Moores Chapel. I-85 and I-485 are right there, and you’re close to Charlotte Douglas Airport. That’s a big plus if you work at the airport or fly a lot for work. Before you buy, check where the flight paths are, because some streets get plane noise.

East Charlotte (28215) is the Hickory Grove and Albemarle Road side of town. Your main roads are Independence Boulevard, Albemarle Road and The Plaza, with I-485 on the outer edge. W.T. Harris Boulevard gets you over to I-85. If you work Uptown, the drive is about the same from either side for most homes.

Same rule I give every buyer: drive your commute at rush hour on a school day before you fall in love with a house.

No clear winner. It depends on where you work.

Daily life: the river or the restaurants

West side: The U.S. National Whitewater Center is in 28214, with rafting, kayaking, climbing and miles of trails. You’re also near the Catawba River. A little farther southwest, the River District is being built near I-485 and West Boulevard. That part of town will look very different in ten years.

East side: Reedy Creek Nature Preserve has 737 acres and more than 10 miles of trails, plus a dog park, right inside the city. At the old Eastland Mall site next to 28215, the city broke ground on a $67 million sports campus this year. Plaza Midwood and NoDa are close by, and you’ll find restaurants serving food from all over the world along Central Avenue, Albemarle Road and The Plaza.

Who each side is not for

West Charlotte is not for you if you want the most homes to choose from, or if airplane noise would drive you crazy. Check the street first.

East Charlotte is not for you if every dollar counts and the lowest price wins, or if sitting on Independence Boulevard sounds like your worst nightmare.

So, East or West Charlotte?

Everyone online will give you their opinion, but the only one that matters is yours. You’re the one living in the house and driving the commute. I’ll admit I’m biased: I live in East Charlotte and love it. But I have plenty of buyers who chose the west side, and I get why.
