What the numbers say

  • The median dipped, but price per square foot rose. The median price fell 10.5%, while the median price per square foot rose 8.8%. That points to more smaller homes selling. Buyers still paid more for the same space.
  • Homes sell at a steady pace. The median single-family home sold in 14 days, compared with 34 a year earlier. Sellers got a median 93.6% of their original list price, compared with 96.4%.
  • Supply is tight. Seversville had 1.3 months of supply, up from 0.5. Anything under about 4 months generally favors sellers.
  • Small numbers. Only 7 single-family homes sold in 12 months. One or two sales can swing the median a lot, so call me for a price on a specific home.

About Seversville

Seversville is in Charlotte’s Historic West End, about 2 miles west of Uptown along West Trade Street. It sits next to Johnson C. Smith University and Wesley Heights, just west of I-77. Schools are assigned by address. Look up the exact address with Charlotte-Mecklenburg Schools before you buy.

The neighborhood takes its name from the Severs family, who owned much of the land. Seversville Park sits near the center, and the Stewart Creek Greenway runs through the area. The Gold Line streetcar stops at Bruns Avenue on West Trade, and the historic Savona Mill is nearby.

Homes in Seversville

Seversville’s older homes are mostly Craftsman bungalows and small cottages from the 1920s and later. Over the last decade, many lots have been rebuilt with new single-family homes and modern townhomes, some with rooftop decks. Older and newer homes now sit side by side on many streets.

Seversville is not in a local historic district, so there is no design review for exterior changes. That makes it easier for builders to tear down and rebuild. It also means prices vary widely between an original bungalow and a new build.

Selling? Price against homes of the same age and type, not the neighborhood average. Older homes on good lots may draw builder interest. Buying? Expect more new building nearby, and check townhome HOA rules and dues before you commit.

Getting Around

  • Uptown: About 1.5 to 2 miles east by West Trade Street.
  • Main roads: West Trade Street, Tuckaseegee Road, Beatties Ford Road and I-77.
  • Transit/Greenway: The Gold Line streetcar stops at Bruns Avenue on West Trade and runs into Uptown. The Stewart Creek Greenway runs through the area and connects south toward Wesley Heights and Frazier Park.
