Selling a house that needs work?
Can I Sell My House As-Is in Charlotte?
Yes. Every home in Charlotte sells as-is. Repairs are negotiated, not required. I’ll help you price yours for the shape it’s in and get it in front of every buyer.
In North Carolina, Every House Sells As-Is
There’s no special “as-is” sale in North Carolina. The standard NC contract already sells every house in its current condition, and no law makes you do repairs. Repairs are simply part of the negotiation. Here’s more on how repairs, inspections and as-is sales work in Charlotte.
A lot of sellers want to say “let’s do it as-is.” What they don’t realize is how much that can hurt their sale. The contract already says it, so announcing up front that you won’t do any repairs doesn’t protect you. It’s a red flag for buyers. It scares some of them off and weakens your position before negotiations even start. That means fewer offers, more days on market, and less money in the end.
If Your House Needs Major Repairs
If your house needs big repairs and can’t pass a lender’s appraisal, most buyers won’t be able to get a loan on it. You still have options: investors, cash buyers, and buyers using special financing like renovation loans.
Just understand that they will offer you less than market value. In my experience, it’s often 30% or more under.
Competition is always best. That’s why an MLS sale usually brings more in the end. If one investor is interested, that’s great. If two are, they have to pay their top price to win.
If Your House Needs Some Work
You don’t have to fix everything first. You can price your house for the shape it’s in and sell it without fixing it. You’ll just get a lower price.
I offer a simple walkthrough of your house with two prices: an as-is price and an after-repair price. Then you decide.
Sometimes something as simple as new flooring or fresh paint can get you tens of thousands of dollars more. Simple fixes can also open your house to more buyers, like those using FHA and VA loans.
Every house is different. I’ll tell you which repairs, if any, make sense for yours.
Get Your As-Is and After-Repair Price
Tell me about your house. I’ll set up a simple walkthrough and give you both prices, so you can decide what makes sense.
You Can’t Hide Known Problems
A material fact is something that would matter to a buyer, like a roof leak, foundation trouble or past water damage. A known problem a buyer can’t easily see is called a latent defect. You can’t hide it.
- You fill out the standard NC disclosure form. You can check “No Representation,” but answering “No” when the true answer is “Yes” can get you in legal trouble.
- Your agent must tell buyers about material facts they know about, or should know about, even if they’re not on your form.
- Telling buyers up front, and pricing for it, keeps surprises from killing your sale.

Questions Sellers Ask
Do I have to say my house is being sold as-is?
No. Every house in North Carolina already sells in its current condition, and sellers don’t have to make repairs.
Do I have to fix anything to sell?
No. Buyers can ask for repairs after their inspection, but you can say no, offer a credit, or adjust the price.
Do I have to tell buyers about problems?
You can’t hide them. Answer the disclosure form honestly, and know that your agent must tell buyers about material facts they know about.
Can a buyer back out?
Yes, during the due diligence period early in the contract. Pricing for the house’s condition up front helps keep buyers from walking away.
Can I sell an inherited or empty house as-is?
Yes. Many inherited and empty houses sell as-is.
How do I find out what my house is worth as-is?
Ask for a free home value. I’ll base it on recent Charlotte sales of homes in similar shape.
