Age-Restricted vs. Age-Targeted

Age-restricted communities follow the federal Housing for Older Persons Act. At least 80% of occupied homes must have at least one resident who is 55 or older, and the community has to publish its age policy and verify residents’ ages. HUD explains the rule here.

Age-targeted communities are designed and marketed for 55+ buyers but have no age requirement. Read the community’s covenants before you buy so you know which one you’re getting.

What to Ask Before You Buy

  • Are the amenities built or planned? At both new Del Webb communities, the clubhouse and pools are still listed as planned.
  • What does the HOA cover? Lawn care, trash, internet and TV vary by community. Ask for the current budget.
  • What do you pay at closing? Some charge a capital contribution. Encore at Streamside lists $1,980.
  • What are the age and rental rules? Get them in writing from the covenants.
  • Bring your own agent on the first visit. The builder’s salesperson works for the builder. Many builders require your agent to register you on your first visit, or they won’t work with your agent later.
