In the heart of Plaza Midwood and Chantilly, you’ll routinely see:

  • New construction pushing $1.8M–$2.4M

  • 1,200–1,500 sq ft homes in the mid-$600s and up

  • 900–1,000 sq ft cottages over $550K

Sometimes you're paying for high-end renovations.

Sometimes you're paying for a deep lot.

And sometimes — let’s be honest — you’re paying because you can walk to dinner.

The same zip code also includes:

  • Oakhurst

  • Windsor Park

  • Markham Village

Over the last year, smaller single-family homes under 1,000 square feet in 28205 showed median sales in the mid-$300s.

But that median hides a wide spread.

Because price per square foot in Chantilly looks nothing like price per square foot in parts of Howie Acres.

That’s how you end up staring at two similar-size houses priced $300,000 apart.

Plaza Midwood & Chantilly (Premium Tier)

Direct answer: Plaza Midwood and Chantilly command higher prices because of walkability, proximity to Uptown, historic charm, and ongoing redevelopment.

You’re paying for:

  • Location within the neighborhood

  • Updated interiors and major systems

  • Renovation quality

  • Lot depth and redevelopment potential

  • Street appeal (quiet vs cut-through traffic)

I’ve walked buyers through 950-square-foot cottages priced at $575K that had fully updated systems and designer finishes.

I’ve also walked through similar-size homes priced at $525K that needed significant work.

Same neighborhood. Different story.

Oakhurst, Windsor Park & Surrounding Areas (Value Tier Within 28205)

Direct answer: Oakhurst, Windsor Park, and surrounding pockets typically offer lower entry prices because they’re less walkable and further from the Plaza core — but still close.

In the $350K–$400K range, buyers often find:

  • Older ranch homes

  • 2-bedroom layouts

  • Smaller lots

  • Partial or cosmetic updates

You’re still 5–10 minutes from Plaza Midwood or NoDa.

But you’re not paying the lifestyle premium at your doorstep.

That tradeoff is where smart buyers often land.

Square footage means almost nothing here.

I’ve toured:

  • Cash-only tear-downs

  • Homes with termite damage

  • 1950s original kitchens

  • Properties on busy corridors like Eastway

  • Fully remodeled cottages with new HVAC, plumbing, and roof

All under 1,100 square feet.

The price swing? Hundreds of thousands.

This is why looking at “price per square foot” alone will mislead you.

Direct answer: In this range, you’re likely outside the Plaza Midwood core but still within 28205.
