Townhomes and condos are a different market. Over the same 12 months, townhomes had a median sale price of $338,500 on 60 sales (vs. $362,843 on 50 a year earlier); condos had a median of $312,500 on 14 sales. With small numbers, one or two sales can swing the median a lot. Call me for a price on a specific townhome or condo.
Why not use the 28269 numbers? 28269 covers Highland Creek plus other neighborhoods. Its single-family median for the same 12 months was $390,000 on 799 sales. Highland Creek’s was $440,000, about 13% higher. If you price a home here off ZIP-wide numbers, you will be off.
