What the numbers say

  • The median dipped, but not per square foot. The median price fell 5.8%, while the median price per square foot rose 6.5%. That points to a different mix of homes selling, not a drop in value for the same space.
  • Homes are selling faster. The median home sold in 25 days, down from 35. Sellers got a median 96.9% of their original list price.
  • Supply is tight. At 1.8 months of supply, there are not many homes for sale at any one time. Anything under about 4 months generally favors sellers.

Townhomes and condos are a different market. Over the same 12 months, townhomes had a median sale price of $270,000 on 7 sales (vs. $282,000 on 13 a year earlier). With small numbers, one or two sales can swing the median a lot. Call me for a price on a specific townhome or condo.
