Cornelius vs Davidson NC: Which Lake Norman Town Is Right for You?

By Maureen Mahood

Davidson costs almost $100,000 more than Cornelius. But per square foot, Cornelius is the expensive one.

If you’re thinking about moving to Lake Norman, these two towns are probably on your list. They’re right next to each other, a couple of miles apart on I-77. But they’re very different towns, and the numbers show it.

Here’s the short answer. Cornelius wins on price, choices, the lake and taxes. Davidson wins on space for the money and walkability. Which one fits you depends on how you want to live.

Everything below comes from Canopy MLS sales data for the 12 months ending September 2026, not my opinion.

Price: Cornelius is about $96,000 less

The median sale price in Cornelius was $580,000. In Davidson, it was $675,900. Both are climbing. Cornelius is up about 7% from last year, and Davidson is up about 9%.

If your budget tops out around $550,000, Cornelius will give you a lot more to look at.

The surprise: Cornelius costs more per square foot

Per square foot, Cornelius is $294 and Davidson is $284. So why is Davidson’s median higher?

The homes selling in Davidson tend to be bigger. Cornelius has a lot of condos and townhomes, many of them on the water, and those pull the middle number down.

In Cornelius, you’re paying for the lake. In Davidson, you’re paying for more house.

More homes to choose from in Cornelius

Cornelius had 552 sales last year. Davidson had 399. New listings in Cornelius went up about 12%, while Davidson’s dropped about 17%. Davidson is a small town, fewer people are selling, and when people move there, they tend to stay.

If you want options, Cornelius has more of them.

Lake Norman waterfront: Cornelius is where the water is

This is the big difference. Over the last year, 63 single-family waterfront homes sold in Cornelius, at a median price of $2.9 million.

Davidson had only two single-family waterfront sales all year. Most of Davidson’s waterfront sales were condos. A lot of Davidson’s water is Lake Davidson, which I-77 cuts off from the main lake. It’s quieter water that works for kayaks and paddle boards, but not for big boats.

If a boat on the main lake is the reason you’re moving here, look at Cornelius.

Property taxes: Davidson costs about $500 more a year

Both towns pay the same Mecklenburg County rate of 49.27 cents per $100 of value. Each town then adds its own:

  • Cornelius: 19.31 cents, for a total of 68.58 cents
  • Davidson: 27.6 cents, for a total of 76.87 cents

On a $600,000 home, that’s about $500 a year more in Davidson.

One more thing: a small part of Davidson is in Iredell County, where the total rate is about 77.6 cents. Different county, different tax rate, different school system. Always check the exact address.

Buyers have room to negotiate in both towns

A year ago, Cornelius had about three months of homes for sale. Now it’s four. Davidson went from 3.9 months to 4.4. Homes are taking longer to sell, and sellers in both towns are getting about 96.7% of their original list price. On a $580,000 house, that’s roughly $19,000 off.

The showing data tells the same story. Listings in Cornelius are getting about four showings each, down from five, and it takes about eight showings to get a home under contract. In Davidson, it takes about nine.

This one is a tie. Before you write an offer in either town, make sure you understand how due diligence works in North Carolina, because that money is usually non-refundable.

Daily life: Main Street or lake life

Davidson is a college town. Davidson College sits right on Main Street, and the downtown is small, walkable and charming. There’s a weekly farmers market, concerts on the green and local restaurants. If you want to walk to dinner, Davidson is hard to beat.

Cornelius is more lake life than Main Street: boats in the summer, waterfront restaurants and live music. Birkdale Village in Huntersville is right next door.

Davidson wins on walkability. But the real winner is whichever one matches the way you want to live.

Schools and the commute

Most of both towns are in Charlotte-Mecklenburg Schools. The Iredell side of Davidson is in Iredell-Statesville Schools. School assignment goes by address, so look up the exact address before you make an offer.

Both towns sit on I-77, about 20 miles from Uptown Charlotte. But 20 miles doesn’t mean 20 minutes. There are express toll lanes, so you either pay the toll or sit in traffic, and I-77 backs up on weekends too. Cornelius is a few minutes closer.

My rule: drive your commute at rush hour, on a school day, before you fall in love with a house.

Who each town is not for

Cornelius isn’t for you if you want a walkable small-town downtown, or if summer boat traffic would drive you crazy.

Davidson isn’t for you if a big boat on the main lake is the whole reason you’re moving, or if your budget tops out around $550,000.
