What to Ask Before You Buy New

  • Bring your own agent on the first visit. Many builders won’t let your agent represent you if you walk in alone the first time.
  • What does the incentive require? Many offers only apply if you use the builder’s lender or close by a certain date. Compare them with an outside lender’s quote.
  • What’s in the base price? Model homes show upgrades. Ask what the starting price actually includes.
  • What are the HOA fees and what do they cover? Ask about any fee due at closing, too.
  • Which schools is it assigned to? Check with CMS. Assignments can change as new neighborhoods fill in.
  • Get an independent inspection. Even on a brand-new home, before you close and again before the warranty runs out.

New Construction FAQ

How many new construction communities are in Charlotte?

As of October 2026, I count 26 communities actively selling new homes inside Charlotte, not counting the suburbs or 55+ communities.

What is the cheapest new construction in Charlotte?

Townhomes are the lowest-priced new homes. In October 2026, Robin Creek and Edenbrook by Ryan Homes listed starting prices in the mid-$200s, and several West and University-area townhome communities started under $335,000.

Where are new single-family homes being built in Charlotte?

Mostly in East Charlotte off Rocky River Road, in Steele Creek, and at Griffith Lakes in North Charlotte.

Do I need my own agent to buy new construction?

You don’t have to have one, but the builder’s salesperson works for the builder. Bring your agent on your first visit, because many builders require your agent to register you then.

Are builder incentives worth it?

Sometimes. Many are tied to the builder’s lender or a closing deadline. Compare the full offer with a quote from your own lender before you decide.

Request a Tour

Tell me which community you want to see and when. Most builders ask your agent to register you on your first visit, so reach out before you go. I’ll set up the tour and come with you.
