Vernedale Farms, an East Charlotte neighborhood built mostly in the 1980s off Vernedale Road (which runs off Sharon Amity Road between Central Avenue and Hickory Grove Road), has had real recent sales and valuations from the $230s up through the $370s. Vernedale Farms: an East Charlotte neighborhood with real roots
Vernedale Farms sits off Vernedale Road, which runs off Sharon Amity Road between Central Avenue and Hickory Grove Road, and it’s right next to Glenbrook Acres in East Charlotte. Like the rest of that pocket of the city, the land goes back further than most people realize. It once belonged to the Harris family — the same family behind Harris Teeter — and part of it operated as a dairy farm before any of these neighborhoods were built. Vernedale Farms itself was developed mostly in the 1980s, so the homes here are a full generation newer than the 1950s and 60s brick ranches next door in Glenbrook Acres.
What the homes actually are
Homes in Vernedale Farms are single-family, built between the early and late 1980s, typically three bedrooms and two bathrooms, and generally in the 1,300 to 1,800 square foot range. Lot sizes vary, but some run a third of an acre or more, which is more room than you’ll find in a lot of newer Charlotte construction at the same price point.
The real numbers on Cricklewood Lane
Here’s what’s actually happened recently on Cricklewood Lane, one of the streets inside Vernedale Farms, based on public sale and valuation records:
- 4607 Cricklewood Ln sold for $375,000 in April 2022 (built 1987, 1,579 sq ft) and is currently back under contract.
- 4804 Cricklewood Ln sold for $230,000 in September 2021 (built 1984, 1,575 sq ft), with a current valuation estimate around $340,000.
- 4915 Cricklewood Ln (built 1983, 1,775 sq ft) has a current valuation estimate around $348,000.

None of these are far-out exceptions. This is a consistent pattern on one street, and it’s a big part of why I still point buyers toward this part of East Charlotte when the rest of the market feels out of reach.
Why this matters if you’re priced out elsewhere
If you’ve been watching listings in South Charlotte or Uptown and feeling stuck, a neighborhood like Vernedale Farms is worth a second look. You’re trading some newer finishes and shorter commute times for real square footage, real lot size, and a price that hasn’t caught up to the rest of the city yet.
