About Chester County
Chester County, South Carolina sits south of York County along I-77, roughly an hour from Uptown Charlotte. It includes the City of Chester, Great Falls and Fort Lawn, plus a lot of rural land.
Prices are among the lowest in the Charlotte region, and homes take longer to sell here than closer in. Outside town you will see more acreage, older homes, and well and septic systems, so inspections matter. South Carolina taxes an owner-occupied primary home at a 4% assessment ratio (6% for second homes and rentals), so apply for the primary-residence rate with the county after you close.
I’m licensed in both North and South Carolina, so I can help you buy or sell on either side of the state line.
The numbers: Chester County homes sold for a median of $275,000 (down 1.4% vs. the prior 12 months). 478 homes sold, with a median of 41 days on market, 5.9 months of supply, and sellers getting 95.5% of their original list price.
