About Lancaster County
Lancaster County, South Carolina runs from Indian Land at the North Carolina line south through the City of Lancaster, Heath Springs and Kershaw. The north end is suburban and growing fast. The south end is more rural, with more land and acreage for the money.
Taxes, utilities and HOA rules vary a lot by where in the county you buy, so check them for each home. South Carolina taxes an owner-occupied primary home at a 4% assessment ratio (6% for second homes and rentals), so apply for the primary-residence rate with the county after you close. Looking at the north end? See my Indian Land page.
I’m licensed in both North and South Carolina, so I can help you buy or sell on either side of the state line.
The numbers: Lancaster County homes sold for a median of $419,990 (flat vs. the prior 12 months). 1,808 homes sold, with a median of 40 days on market, 4.8 months of supply, and sellers getting 96.7% of their original list price.
