If you’re thinking about moving to Charlotte and you’re tired of hearing about the same five suburbs, here are three towns most people haven’t looked at yet: Mount Holly, Stanley and Denver, NC. One is about 20 minutes from Uptown. One is a true small town with some of the lowest prices this close to Charlotte. And one sits on Lake Norman right next to a newly approved hospital.
Here’s what each one offers, what homes cost right now, and which one I’d point most buyers toward.

Mount Holly: Close In and Still Priced Right
Mount Holly is in Gaston County, just across the Catawba River from Charlotte. It’s about 20 minutes to Uptown and about 20 minutes to the airport. (Uptown traffic is its own thing, so take that number with a grain of salt.)
The U.S. National Whitewater Center is about 10 minutes away. That’s your spot for rafting, mountain biking, trail running or just a cheap night out. Downtown Mount Holly is small, but it has real character, with a bookstore, a distillery and a few local restaurants with good food.
Growth: Mount Holly went from 13,656 people in the 2010 Census to about 19,000 today. The town has been careful about it, too. A couple of bigger redevelopment projects have been paused or scaled back instead of rubber-stamped.
Prices: The median sale price in the 28120 ZIP code was about $385,000 in August 2026, and homes went under contract in about 47 days. That’s the fastest of these three towns.
Things to watch: NCDOT is widening I-85 through Gaston County. It’s a real improvement, but it’s a multi-year project, so expect construction for a while. Downtown is still small, and some of the bigger projects are a few years out.
My take: For the price and the location, Mount Holly is hard to beat right now. You’re also right next to Belmont and the rest of Gaston County, with easy access to the Catawba River if you want to be on the water.
Stanley: Small Town, Lower Prices, More Room to Negotiate
Stanley is a small Gaston County town just northwest of Mount Holly, on the way to Lincolnton. It’s a main-street town with a train history museum, a few local restaurants, and a park with a splash pad and nature trails that people drive in for. Every October, a festival takes over the whole downtown.
Growth: Stanley grew from about 3,500 people in 2010 to 3,963 in the 2020 Census, and it’s still growing. The local job base is small, so most people who live here commute or work from home.
Prices: Stanley has some of the most affordable homes this close to Charlotte. The median sale price was about $326,000 in August 2026. Homes are also sitting longer, with a median of 99 days on market, up from about 53 days a year earlier. That gives buyers more room to negotiate on price and closing costs.
The trade-off: It’s a 30 to 40 minute drive into Charlotte, and there isn’t much new retail or big development on the way yet. If you live in Stanley and want to go out to eat, you’ll probably head to Mount Holly.
Denver, NC: Lake Norman Living on the Quieter Side
This is Denver, North Carolina, not Colorado. It sits on the west side of Lake Norman in Lincoln County, about 25 minutes north of Uptown. It’s lake living without the busier lake towns like Cornelius or Huntersville.
Know what “lake home” means before you shop. Not every home in Denver is on the water. Some are waterfront, some are water view, and some have water access through a community dock or boat slip. That difference can be worth hundreds of thousands of dollars, so always ask which one you’re looking at.
Growth and jobs: Lincoln County grew about 11% between the 2010 and 2020 Census, from 78,265 to 86,810 people. New manufacturing is coming in, too. In August 2026, battery materials maker GNEM opened its first U.S. plant in Denver, a $140 million project expected to bring 545 jobs.
The new hospital: In August 2026, the state approved Novant Health Lincoln Medical Center, Novant’s first hospital in Lincoln County. It’s planned for the Denver area at N.C. 73 and North Ingleside Farm Road, with 24 beds and a 24-hour emergency department. The expected opening is 2031.
Prices: Denver has the highest prices of the three. The median sale price was about $540,000 in August 2026, basically flat from a year earlier, and the median home took 77 days to sell. That means buyers have more leverage than they did a few years ago.
The trade-off: Traffic on NC 73 and NC 16. The bigger road fixes are still years out. If you commute into Charlotte every day, drive it at rush hour before you buy.
Which Town Fits You?
- Budget under about $350,000 and you want a small-town main street: Look hard at Stanley.
- You want to be close to Uptown and the airport at a price near the regional median: Mount Holly is the sweet spot.
- You want lake living and have more room in your budget: Denver gives you that, plus the most new investment of the three.
