What the numbers say
- Small sample. Only 12 single-family homes sold in 12 months, so one or two sales can move the median a lot. Look at the trend over time, not just one number.
- The median dipped, but not per square foot. The median price fell 9.5%, while the median price per square foot rose 0.3%. That points to a different mix of homes selling, not a drop in value for the same space.
- Homes are taking longer. The median home sold in 16 days, up from 9. Sellers got a median 95.2% of their original list price, so pricing right from day one matters.
