Quick answer: Fort Mill, SC is cheaper (median sale price about $527,000 vs. about $650,000 in Ballantyne’s 28277 ZIP code), has lower property taxes on a home you live in, and its school district is ranked #1 in South Carolina by Niche. Ballantyne, in Charlotte, NC, has the lower state income tax (3.99% flat vs. South Carolina’s 5.21% top rate) and puts offices, restaurants, and shopping close together. Neither one wins on commute. That depends on where you work.
Ballantyne and Fort Mill sit right next to each other. But one is still in Charlotte, North Carolina, and the other is in South Carolina. That state line changes your income tax, your property tax, your schools, and what you pay for a house. Pick the wrong side and you feel it every month.
I walked through it round by round in my latest video. Here’s the written version, with the numbers and where they come from.

Key takeaways
- Fort Mill’s median sale price runs about $120,000 below Ballantyne’s.
- Higher earners can pay more state income tax in South Carolina, not less.
- South Carolina’s low property tax only applies if the home is your primary residence. Rentals and second homes are assessed at 6%.
- Schools are assigned by address in both places. Confirm with the district before you write an offer.
- I-77 toll lanes are coming, but not soon. Expect years of construction first.
Which is cheaper, Ballantyne or Fort Mill?
For the three months ending August 2026, the median sale price in Fort Mill was about $527,000, according to Redfin. In Ballantyne’s ZIP code, 28277, it was about $650,000 (Redfin).
That’s roughly a $120,000 difference in the middle of the market. Both are down from a year ago (Fort Mill about 8%, 28277 about 3%), which gives buyers more room to negotiate right now. For more on prices across the region, see my Charlotte median home prices by ZIP code.
Winner on price: Fort Mill.
Is income tax lower in NC or SC?
This is the one people get backwards. North Carolina has a flat income tax of 3.99% for 2026. South Carolina’s new top rate is 5.21%. If you’re a higher earner, moving to South Carolina can mean paying more in state income tax, not less.
If you live in Fort Mill and work in North Carolina, you’ll generally file in both states, and South Carolina gives a credit for tax paid to North Carolina. Talk to a tax professional about your own numbers.
Winner on income tax: Ballantyne.
Are property taxes lower in Fort Mill?
Yes, if you live in the house. In South Carolina, a home you live in as your primary residence is assessed at 4% of its value. A rental or second home is assessed at 6%. Your primary home also skips the school operating portion of the tax bill.
That’s why people say South Carolina has low property taxes. It’s true, but only for the home you live in. If you’re thinking about buying a Fort Mill rental, run the numbers at the 6% rate.
Winner on property tax (if you live there): Fort Mill.
Which has better schools, Fort Mill or Ballantyne?
Niche ranks the Fort Mill School District number one in South Carolina. The honest downside is growth. Fort Mill is adding schools fast, and boundaries can shift as new ones open.
Ballantyne is part of Charlotte-Mecklenburg Schools, a huge district where results change a lot by address. South Charlotte is where many buyers look for schools, and Ardrey Kell High School has an A+ from Niche and ranks first among public high schools in Mecklenburg County.
Schools are assigned by address, and boundaries change. Always confirm with the district before you write an offer.
Winner on schools: Fort Mill, but it’s closer than people think.
Is the commute better from Ballantyne or Fort Mill?
If you’re on I-77 or I-485 at rush hour, both are tough. In September 2026, the regional transportation board voted to put the I-77 South toll lanes back on track, adding two lanes each way from uptown to the South Carolina line. Expect years of construction first. Once they open, it’s the same choice people up north on I-77 already make: pay the toll or sit in traffic.
Your commute really comes down to where you work:
- Uptown every day: both are a haul.
- SouthPark or Ballantyne offices: Ballantyne is easier.
- Toward the airport: map the exact address. It changes everything.
My rule for buyers moving in from out of town: before you fall in love with a house, drive the commute a couple of times on a weekday, while school is in session.
Winner on commute: no clear winner. It depends on where you work.
What is daily life like in Ballantyne vs Fort Mill?
Ballantyne is like a small city inside the city. The Ballantyne Bowl has a big lawn ringed with restaurants, there’s a concert amphitheater nearby, and offices, shopping, and bike trails are all close together.
Fort Mill is a smaller town with a slower pace. There are good restaurants on and around Main Street, and the Anne Springs Close Greenway has about 2,100 acres of trails for hiking, biking, kayaking, and horseback riding. Lake Wylie is close too.
Both are still building, so what you see today won’t be what’s there in ten years.
Which one fits you?
Lean Fort Mill if a lower purchase price, the property tax break on your primary home, and the Fort Mill School District are at the top of your list, and you don’t mind construction and growing pains.
Lean Ballantyne if you want to stay in Charlotte, keep North Carolina’s lower income tax, and have work, shopping, and restaurants close, and your budget fits a median around $650,000.
If you ask me which one I like better, I’d probably say Ballantyne. But I have plenty of clients who love Fort Mill. The opinion that counts is yours. People show up sure of one area from watching YouTube and TikTok, then we go see places in person and they land somewhere completely different.
